Concrete Resurfacing Services in Vallejo, CA

Technician applying polymer overlay concrete resurfacing to a home floor in Vallejo, CA — J&C Concrete North Bay

The slab out back has spiderweb cracks, a patch where somebody dropped a planter, and a color that hasn’t matched anything since the Bush administration. Tearing it out and re-pouring is expensive, loud, and usually unnecessary. J&C Concrete Restorations Inc resurfaces worn concrete across Vallejo and the wider North Bay using polymer modified overlays and self-leveling underlayment — a bonded new wearing surface over the slab you already have. We’ve been doing decorative and structural concrete work in Northern California since 2014, and resurfacing is the service we get called for most.

What concrete resurfacing involves

Resurfacing means bonding a new cementitious layer to an existing slab instead of demolishing it. The material we use is a polymer modified overlay — cement, aggregate, and polymer resins that give the mix excellent adhesion and high tensile and fractural strength, so it holds onto the old concrete and resists the movement that cracked the surface in the first place.

A typical Vallejo job starts with mechanical prep. We grind the slab to open the pores and remove anything that would break the bond: old paint, failed epoxy, carpet glue, sealer, mastic. Cracks and spalled areas get cut out and filled. If an interior floor is out of level or an elevation needs correcting — common in older Vallejo homes and in converted commercial space — we place self-leveling underlayment first to create a flat, true base.

Then the overlay goes down. Texture is a decision, not an accident: we pull it with a squeegee for a broom-adjacent finish, or work it with steel trowels to replicate freshly poured, hard-troweled concrete. Overlays can carry integral color, or take reactive and non-reactive stains afterward. Exterior work gets sealed; interior floors can be sealed or polished.

Why J&C Concrete for concrete resurfacing in Vallejo

  • We’re a small, principal-involved decorative concrete company — Jose and Carlos are on the jobs, not dispatching them from a call center.
  • Doing decorative and structural concrete in Northern California since 2014, with a portfolio that runs from Silicon Valley commercial floors to high-end residential work.
  • Full mechanical grinding prep. We remove old coatings, paint, and glue with diamond tooling rather than chemically stripping and hoping the overlay sticks.
  • Self-leveling underlayment in-house, so uneven interior slabs and elevation changes get corrected before the finish coat instead of telegraphing through it.
  • Finish flexibility on the same overlay: steel-troweled smooth, squeegee texture, integral color, or layered reactive and non-reactive stains for a custom look.
  • 5.0 stars across 69 Google reviews, and a referral-based client list that keeps growing.

Our concrete resurfacing process

  1. Free on-site estimate. We walk the slab in Vallejo, check for moisture, movement, and delamination, measure square footage, and tell you honestly whether an overlay is the right call or whether the slab is too far gone.
  2. Finish selection. You see samples and we talk through texture, color, and sealer — including whether a stained overlay, an epoxy garage floor coating for Vallejo homeowners, or a polished finish better fits how the space gets used.
  3. Surface prep. Diamond grinding to profile the concrete and strip old coatings, followed by full cleanup and vacuum extraction.
  4. Repair and leveling. Cracks routed and filled, spalls patched, control joints honored, and self-leveling underlayment placed where the floor is out of plane.
  5. Overlay placement. The polymer modified overlay is installed in lifts and worked to the agreed texture with squeegees or steel trowels.
  6. Color and seal. Stains or dyes applied if specified, then sealer or a polished finish, with cure times we’ll give you in writing before we start.
  7. Walkthrough. We review the finished surface with you and go over cure schedule, cleaning, and when to re-seal.

What concrete resurfacing typically costs

We don’t publish a per-square-foot number because the prep is what moves the price, and prep varies enormously slab to slab. Estimates range based on square footage, the condition of the existing concrete, how much old coating or glue has to come off, whether self-leveling underlayment is needed, and the finish you choose. A clean, flat two-car garage floor with a single-color troweled overlay sits at the low end. A cracked, oil-stained patio with elevation problems and a multi-color stained finish sits well above it.

What’s included: grinding and prep, crack and spall repair, the overlay itself, texture work, color, and sealer. What isn’t automatically included: demolition of existing hardscape, drainage corrections, and structural slab work — that last one we don’t do. Resurfacing still lands well under tear-out and re-pour for most Vallejo properties. Ask for a free estimate and we’ll price your actual slab.

FAQ

Can you resurface a cracked garage floor, or does it need replacing?
Most cracking in Vallejo garages is surface-level shrinkage or settlement that’s stopped moving. Those slabs resurface well once the cracks are routed and filled. Active structural cracks — ones that are still opening, offset vertically, or tied to foundation movement — are outside what we do, and we’ll tell you at the estimate rather than coat over a problem.

How long does a polymer modified overlay last?
When the slab is properly profiled and the overlay is bonded correctly, it wears like the concrete underneath it. The polymer content is what gives it the adhesion and tensile strength to stay put. Exterior surfaces need periodic re-sealing to hold color and shed water; interiors mostly need routine cleaning.

Resurfacing versus polished concrete — which should I pick?
If your existing slab is sound and has decent aggregate, grinding and polishing it is often the better value and a harder wearing surface. If the slab is patched, stained, or out of level, an overlay gives you a fresh canvas. We compare both at the estimate, and for interior spaces we also do concrete polishing throughout Sonoma County and the North Bay.

Can an overlay go over an old epoxy coating?
Not over it — through it. We grind the epoxy off entirely, along with any paint or carpet glue, so the new overlay bonds to bare concrete. Coating over a failing coating just inherits the failure.

How long is my patio or garage out of service?
It depends on square footage and finish, but plan on multiple days between prep, overlay, color, and sealer cure. We give you the full schedule before work starts so you can move vehicles and furniture once, not three times.

Do you resurface commercial floors?
Yes. Wineries, showrooms, retail, and warehouse floors in Solano, Napa, and Sonoma counties are a regular part of our work, alongside residential patios, driveways, and pool decks.
